How home loan EMI is calculated
Banks use the reducing balance formula: EMI = P × r × (1 + r)^n ÷ ((1 + r)^n − 1). P is the loan, r is the monthly rate (yearly rate ÷ 12 ÷ 100) and n is the number of months.
For example, ₹50,00,000 at 8.5% for 20 years gives an EMI of ₹43,391. Over 240 EMIs you pay ₹1,04,13,879, of which ₹54,13,879 is interest. In this example the interest is more than the loan itself, which is why tenure matters so much.
Each month, interest is charged on the balance still owed, and the rest of the EMI reduces the loan. Early EMIs are mostly interest. Later EMIs are mostly principal. The year-by-year table in the result shows this shift clearly.
Why a small prepayment helps so much
Any extra amount you pay goes straight to the principal, so every later month charges interest on a smaller balance. Enter an amount in the extra payment box to see the interest saved and how many years come off the loan.
- Check the rate type. Most floating-rate home loans to individuals allow prepayment without a penalty, but confirm this with your lender.
- Keep an emergency fund first. Money put into a home loan is hard to take back out.
- Compare with investing. Use the SIP calculator or FD calculator to compare what the same money could earn.

Frequently asked questions
Is this EMI exact?
It uses the standard reducing balance formula and should be very close. Your bank may differ by a few rupees because of rounding or the date of the first EMI.
Does the calculator handle a floating rate?
It assumes one rate for the full tenure. If your rate changes, enter the new rate, the balance left and the remaining tenure to see the updated picture.
What happens at 0% interest?
The EMI is simply the loan divided by the number of months, and the tool handles that without an error.
